A company called Vincitore Real Estate Development LLC is
making a grand entrance into the city of Dubai with the Vincitore Palacio
project, a 135 million AED residential community with a per-unit cost of
475,000.
Press photos of the 175-unit Palacio, built on a
200,000-square-foot piece of prime land in Dubailand’s Arjan district, show a
C-shaped housing structure with a stunning pool and immaculate gardens filling
a front courtyard.
Residents choose studio or one or two bedroom apartments
with built-in kitchens and accessorized bathrooms, as well as a sun deck.
There’s round-the-clock security, with video intercom and
security patrol services.
Visitors are welcomed by an elegant double-height designer
lobby and ornamental façade, with custom-designed elevators.
Along with the 60-foot temperature-controlled swimming pool,
residents enjoy a 12,000-square-foot leisure deck area, and a gymnasium with
steam and sauna facilities.
It’s a community allowing residents to take in the local
climate in comfort, get peace of mind in their homes, and generally “make a
nest” in the urban environment of the city.
The Palacio also gets high marks on energy-efficiency -- a
German company called TUV Nord has outfitted the buildings with energy saving
features such as water-efficient equipment which can save up to 7.2 million
gallons of water annually, and energy-saving LED lights, as well as an
efficient central gas system.
Press announcements from August show the project got
enormous attention from investors, and sold 90% of phase I in two months.
According to the company's leadership, the Vincitore Palacio
was designed to provide affordable yet luxurious housing for residents, while
keeping the city's sustainable energy requirements in mind, and in general,
making the most of a good location.
“In today’s world, each square meter is worth a premium,
especially when it is on a prime piece of land,” Vincitore Real Estate
Development Founder and Managing Director Vijay Doshi told Gulf News
Journal. “Therefore, intelligent use of space was our prime
inspiration while designing Vincitore Palacio and it is aesthetically built not
only to enhance the appeal of the development, but also to maximize space
utilization.”
Doshi called the European design of the project “a classic
ultra-modern development that reflects a European architectural pedigree.”
As for the location, Doshi said that Arjan offers high
returns to investors.
“We believe that Arjan is to Dubai what Dubai is to the
Middle East, and this is why we opted for this location for our initial
project,” Doshi said, citing well-developed infrastructure, well-connected
roads, lighted streets and lots of open space. “Its central location and easy
access make it a premium residential community for ultra-modern, elite people
in New Dubai.”
What might Vincitore do in the future?
“We are bullish about Dubai real estate and have a huge land
bank in Arjan where we plan to develop our future projects,” Doshi said. “In
fact, we have completed all legal requirements for eight land plots under
Vincitore Real Estate Development and will soon announce our second project -- Vincitore Boulevard. Unlike the Vincitore Palacio which is a residential
development, this one is a mixed-used project with residential and retail units
located close to Miracle Garden.”
